| STEP SIX: continued In some instances, your real estate agent can help you negotiate with the seller to share added costs resulting from a delayed closing. At loan closing, you will be asked to sign dozens of documents including the note and the security deed documenting your mortgage. You will be given copies of these papers. Keep them together in a safe place, because you will need them later. STEP SEVEN: Moving In! CONGRATULATIONS! You are now a proud home owner and ready to step into your new home. All of your time, your attention to detail, and your work with your lender and Realtor has paid off. Take good care of your important investment and it will bring you years of comfort and enjoyment. As the owner of your new home, you will need to arrange for trash collection (if not handled by the city or county), termite inspections, utility connections, and heating and air conditioning maintenance. | You are free to choose which lender you wish to do business with. It is highly recommended that you know something of the business practices of the mortgage company or bank you choose to do business with. Unfortunately, like a lot of other businesses, there are some unscrupulous operators out there that will take advantage of you by charging higher rates or fees than you need to pay. Some will lure you in with the promise of lower rates only to change things once you're committed and well into the process.
